You’ll read a lot of different things in the Costa Rica real estate marketplace. That perhaps having a real estate license isn’t necessary. That anyone can practice real estate in-country. There is, however, a big difference in choosing to work with a legal, licensed real estate broker. Here are our thoughts on how choosing a legal, licensed real estate broker in Costa Rica can be of benefit to YOU, the client.
Also, make note, South Pacific Costa Rica Real Estate is now the ONLY brokerage in the Costa Ballena region who is an active member of the National Association of Realtors in the United States (via our active membership in Costa Rica’s Real Estate Chamber of Commerce).
Why work with legal, licensed real estate brokers in Costa Rica?
Standardized legal paperwork: We receive our Spanish contracts direct from the CCCBR (Costa Rican Real Estate Brokers Chamber of Commerce). These contracts have been reviewed and approved by their team of attorneys.
- Peace of Mind: Every single broker that takes the CCCBR courses and then applies to become licensed MUST undergo a personal interview by the CCCBR officials. Then, their application must be reviewed and approved by their board of directors. Licensed brokers in Costa Rica are screened and asked to provide legal documentation to prove their ability to work in the country prior to this process.
For Sellers: A Worldwide Marketing Database: Our exclusive clients get the benefit of having us list their properties – for free – in the CCCBR system, which links into an international marketing database of properties, which other brokers around the world can see.
- Private Broker Network online: Licensed brokers in Costa Rica have access to a WhatsApp chat network with other licensed brokers around the country. We market and link back to our exclusive properties on this network every week, widening the opportunity to be seen by other brokers with clients looking for clients like yours.
- Access to the Online (and growing) Costa Rica MLS: The MLS in this country is not a requirement – at least, not yet – but licensed brokers in Costa Rica have access to it and can list on it for free. This is yet another avenue for your property to be found (or for us to find another property for you, if you are working with us as a buyer’s agent).
